Real photo — Cincinnati USA Regional ChamberA 43,071-square-foot retail and medical center in Cincinnati has changed hands for $7.05 million — about 99% of its asking price, at a 7.27% capitalization rate, the brokerage that handled the deal announced.
The property is Springdale Town Center, at 11530 Springfield Pike in Cincinnati (Springdale), Ohio. Bob Havasi and Dan Cooper of the Cooper Commercial Investment Group, based in Cleveland, represented the seller, an East Coast-based private investment group; the buyer was a private New York group, according to the announcement reported October 28 by Shopping Center Business.
Built in 2007, the center has 13 tenants, including Waffle House, Republic Finance, Cincinnati Foot & Ankle Care, Marathon Healthy, Subway, Domino's Pizza and Proscan Imaging, among others. The Cooper Group said the center offers multiple avenues for future income growth, including leasing vacant units, raising below-market rents and future rental increases from existing tenants, and pointed to its strong tenancy and operating history as evidence of stability.
